Shabu Sai AEON Mall Kobe Kita Review (2026)

Is This All-You-Can-Eat Shabu Shabu Worth It After Visiting Kobe-Sanda Premium Outlets?

We decided to spend our afternoon at Kobe- Sanda Premium Outlets shopping for bargains. At lunchtime and before embarking on our shopping spree, we wanted something warm, filling, and Japanese. We didn’t want to eat in Kobe-Sanda Premium Outlets as the restaurant reviews there looks pretty bad.. so we strolled over to AEON Mall Kobe Kita, which locals seemed to flock towards for lunch.

We noticed Shabu Sai (しゃぶ菜) among many restaurants.

Walking past large windows of gorgeous marbled beef hanging nearby, sweltering hot pots, and families cooking away at their tables made us zero chances of resisting its allure. Once we tried it, we spent nearly ninety minutes enjoying endless amounts of beef slices, vegetables, and TWO different kinds of soup bases. After lunch, we walked away knowing why this place is so popular.

Why We Chose Shabu Sai

There are a few restaurants located within AEON Mall Kobe Kita but Shabu Sai caught our attention because you don’t often see restaurants that specialize in authentic Japanese hot pot with unlimited meat and vegetables at this price.

We weren’t looking to grab fast food since we had been walking around the outlet mall for a few hours. We just wanted to sit down, relax and take our time enjoying lunch.

Shabu Sai provided just that.

A Convenient Stop Before or After Shopping

Speaking of advantages in this branch, the location is one of them.

It’s next to Kobe- sanda Premium Outlets , so it’s very convenient for meals after shopping. Instead of lining up at the café in the outlet, locals actually come to AEON Mall Kobe Kita to enjoy a meal, since there are more options here.

If you’re coming by car or the direct bus from Sannomiya or Osaka, it’s very easy to stop by as part of your day trip.

First Impressions

The inside of the restaurant is the typical warm wooden interior you’d find at most Japanese family style restaurants. It has a casual feel but isn’t overly casual.

Outside the entrance are these life-like food displays that show you all of the different courses for the buffet. This is super helpful when trying to decipher what you want to order if you don’t understand Japanese.

The entrance to Shabu Sai AEON Mall Kobe Kita. We loved the family-friendly atmosphere, complete with a cute Hello Kitty children’s cart waiting outside.

The first thing that caught our eye when we pulled up was this Hello Kitty kids cart parked out front.

It’s a small thing, but it really tells you a lot about a place. We saw tons of families with toddlers and small children during our entire visit and the staff was definitely well-equipped to handle them.

What We Ordered

We opted for one of the buffet courses where you receive unlimited access to black beef (wagyu), pork, vegetables, noodles, sauces and desserts. This also came with a set duo soup pot.

I’m glad we could pick our 2 soup bases because they were both so good. On one side we had the traditional Japanese Sukiyaki broth that was rich, sweet and extremely savoury. On the other pot we had Soy Milk (Tonyu) broth that turned extra creamy after cooking the vegetables and thin cuts of beef.

It was great having two soups because every serving of meat had a completely different taste.

The Beef Was Better Than Expected

Let’s not beat around the bush.

“All-you-can-eat” isn’t always the first thing that comes to mind when thinking of quality meats.

Thankfully, Shabu Sai proved us wrong.

Each plate was served with fresh slices with desirable marbleization. The beef took seconds to cook in the simmering pot and became impossibly tender.

Beautifully marbled beef was served fresh to our table and only needed a few seconds in the hot pot before becoming incredibly tender.

Don’t get us wrong, this isn’t the highest grade you can find like A5 Kobe Beef, but damn was it better than we thought a buffet place would offer.

Cooking the beef for a short time in the sukiyaki broth then dipping it in a raw egg was our favourite. It created that sweet, silky flavour Japan is so well known for.

Unlimited Vegetables That Actually Taste Fresh

Whereas at most buffet restaurants vegetables are an afterthought, everything here seemed fresh.

Fresh vegetable, sauce and condiment bar at Shabu Sai AEON Mall Kobe Kita, featuring unlimited vegetables and customizable dipping sauces for the all-you-can-eat shabu shabu buffet.
One of our favourite parts of dining at Shabu Sai was the self-service buffet, where you can choose from a wide selection of fresh vegetables, tofu, noodles and build your own dipping sauces with sesame, ponzu, garlic, spring onions and chilli.

Here’s what was offered at the self-service bar:

  • Napa cabbage
  • Chinese greens
  • Enoki mushrooms
  • Shimeji mushrooms
  • Bean sprouts
  • Tofu
  • Konjac
  • Udon
  • Seasonal vegetables

Since everything was all you could eat we kept mixing and matching as the meal went on.

The lighter soy milk broth went really well with leafy greens and mushrooms.

Make Your Own Dipping Sauce

An entertaining aspect of shabu shabu is making your own dipping sauce.

Shabu Sai has a pretty extensive condiment station equipped with sesame sauce, ponzu, garlic, spring onion, chilli, grated radish and seasonings.

We ended up mixing sesame sauce with garlic and chilli oil. It went really well with both beef and pork.

Service

Service was speedy considering the restaurant was quite busy during lunch time.

Additional orders of meat took only a couple of minutes.

Wait staff also cleared empty plates frequently without disturbing our meal. Also while not many staff spoke English, ordering wasn’t an issue thanks to pictures on the menu in the ordering app.

Each table is equipped with a QR ordering system that makes requesting additional meat quick and easy. The display also shows your remaining dining time and last order countdown, helping you make the most of your all-you-can-eat shabu shabu experience.

Is It Good For Families?

Definitely!

In fact families made up a significant amount of diners while we were there.

Wide tables, roomy aisles and high chairs made the restaurant feel very accommodating for parents with young children.

If you find yourself at Kobe- Sanda Premium Outlets with the kids, this is likely one of the easiest lunches nearby.

Shabu Sai vs Restaurants Specialising in Premium Kobe Beef

This topic is important because many people travel to Kobe with the goal of eating Kobe Beef.

Shabu sai doesn’t claim to have Kobe Beef on their menu, and nor do they want to compete with high-end teppanyaki restaurants.

Just think of shabu shabu as a low key Japanese hot pot restaurant where you can enjoy all-you-can-eat meat without feeling restricted.

If seeing certified Kobe Beef is your goal then you’ll have to visit one of the specialist restaurants in Kobe city.

If you’re after great value after a day of shopping though, Shabu Sai is the better option.

Tips Before Visiting

If you’re looking to dine here yourself, then we have some tips we picked up from our experience.

Hit up Shabu Sai during the week. Weekends tend to get packed after lunchtime.

Get two soup bases rather than one. Trust us, it makes the experience much better. This is especially true if you plan on doing a few rounds of meat.

Don’t forget about the vegetable bar. It sounds odd but the freshness of the vegetables really cuts the heaviness of the beef.

Last but not least, don’t rush yourself. This isn’t a place you’ll want to eat at quickly.

Is Shabu Sai AEON Mall Kobe Kita Worth Visiting?

Absolutely.

Sure, this isn’t the kind of place you’re going to dress up to spend an evening at. But you won’t feel like you’re missing out.

What Shabu Sai does perfectly is provide customers with fresh meats, delicious soup, all you can eat veggies, and a casual environment at a great price.

Any traveler hitting up Kobe- Sanda Premium Outlets, or just shopping at AEON Mall Kobe Kita should add Shabu Sai to their list. It was one of the simplest reviews we’ve written because the restaurant was that good.

We walked in expecting to grab a mediocre lunch at the shopping mall and walked out really surprised by the quality of food, value we received, and our overall experience.

Places like Shabu Sai are why we love exploring Japan so much. It’s restaurants like these that are reliable no matter where you are in the country.

We’ll definitely be back.
